The recent housing situation has caused a rise in home
foreclosures in some pockets of the US. This is opening the doors
for a new wave of real estate property investors. These investors
are jumping into the world of property foreclosure looking for
quick profits with simple approaches. If you are one of these
potential real estate investors, there are some common mistakes
you should be aware of so you can avoid them.
Being ignorant of the foreclosure process - Don't get caught up
in the pitches that will come at you from all directions. Do the
homework that you need in order to make an informed decision. In
some cases you will need to invest in some resources which will
give you the information to make an informed decision so you can
realize a profit on your investment.
Don't make decisions based on inaccurate evaluations - To realize
the profit you're looking for you need to understand home values
in order to keep your evaluations in line with the current market
conditions. If the number of homes on the market is rising it can
indicate the number of buyers is decreasing. When competition for
homes decreases your negotiating power increases.
Realize foreclosure properties usually need work - These are home
that the previous owners knew they were going to lose. They are
quite likely in need of maintenance which the previous owner put
off for that very reason. In many cases foreclosure properties
have items removed which are considered standard inclusions for a
home. Things such as faucets, light fixtures etc may be
missing.
Don't hesitate with your purchase decision - Finding the right
opportunity is only the first part. Next you have to be prepared
to move quickly because making a profit in property investment
hinges on it. There are many other property investors also
looking for great opportunities hesitation on the right property
could mean you miss out on the best deals.
Utilize a network of professionals - You need experts who can
assist you in finding properties and evaluating them, exploring
financing options and performing services on the property. Not to
mention title companies, property inspectors, appraisers just to
mention a few. The best way to establish a network quickly is to
develop a relationship with a local Realtor. Most Realtors will
have an already established network of vendors they have worked
with in the past and trust to take care of their clients.
Investing in real estate can be profitable in any market when
done properly. Understand that the key to any investment is the
theory of buy low and sell high. Investors understand that the
best opportunities are most often found in markets where sellers
are unsure and scared.
Volatility creates opportunities for those who understand that
markets fluctuate but real estate has always appreciated in value
over time. Right now the real estate market is creating excellent
opportunities to purchase properties for investment. Investors
right now are building their property portfolios with an eye
towards the recovery that is to come.
Those seeking a home as their personal residence should also be
pursuing home ownership now because even principal residences are
investments in the future.

Nestled in the high mountain valley in Teton County, Victor,
Idaho is the classic American small town. Situated 27 miles from
Jackson Hole, Wyoming, Victor is in the heart of the most
beautiful country of the Teton Mountains near the border of
Wyoming. In recent years, the area has grown rapidly as people
seek the beauty of rural mountain life.
When the 2000 census was taken, the small town had just 845
people. In essence, it is a bedroom community for nearby Jackson
Hole, Wyoming. Victor has few services of its own. Residents
travel to surrounding communities to seek services like shopping,
entertainment, and hospitals. The closest city, with much
population is Idaho Falls, 67 miles away from Victor.
The dominant occupation for Victor in recent years has been
construction. With changes in the economy, demand for homes has
fallen off sharply. This has left some people without jobs. Home
values vary widely in the area going from $145,000 for a small
three-bedroom home all the way up to $500,000 for a larger
home.
The Teton Valley is a great tourist destination because of the
immensely popular Jackson Hole Wyoming. In the summer, tourists
can see a bit of history, with reenactments of gun battles on the
streets of the city of Jackson Hole. They can explore trails and
enjoy camping and fishing.
Just 75 miles from Victor, the geysers of Yellowstone National
Park shoot their hot steam fountains into the air. Over 1 million
people visit the park each year to enjoy wildlife in their
natural settings, and the untold beauty only Yellowstone
offers.
One of the biggest prizes Victor, Idaho residents cherish is a
lifestyle that has changed little in decades and plenty of open
space. The town lies in the middle of one of the last areas in
the country that looks much as it did 100 years ago. Longtime
residents of Victor have no desire to see rapid growth overtake
the area as it has done in other parts of the State of Idaho.
Leaders in the valley are careful in how they plan for growth,
trying to maintain the perfect balance between their way of life,
the tourism industry, and people who want to share in the beauty
of the area by living there.
Newcomers to Victor, Idaho and the surrounding communities often
make the area their second or vacation home. Visitors and
residents alike will enjoy the winter recreational opportunities
of snowmobiling and skiing. During the summer, local outfitters
gear up for rafting trips down the river, backwoods pack trips on
foot or horseback, and fishing. Several new golf courses will
open in 2010 offering even more reasons to consider moving to the
area.
Winters in the Tetons are filled with snow. The elevation of
Victor, Idaho is over 6200 feet above sea level. Temperatures
range from lows below 0째 too highs near 30째. In the summer,
but temperate area has comfortable temperatures ranging from
40째 too highs of 80째. It's easy to see why so many people
want to spend their summers in the beautiful Bridger Teton
National Forest. Victor, Idaho residents have a lifestyle that is
truly enviable.

If you were to tell your friends that you were planning to move
to Idaho you would undoubtedly raise an eyebrow or two. Tell your
friends the reasons you are making the move to Idaho though and
you may just persuade one or two of them to come with you.
Idaho is a state that offers much more than potatoes. Idaho is a
state littered with small towns. In fact its largest city, which
is Boise, has a population of just 200,000, while its second
largest city, Nampa has around 64,000. Besides the tranquility
that comes with small-town living, a move to Idaho can be a very
rewarding one.
While there are a number of reasons to move to Idaho, there are
seven reasons that just jump off the page:
1. Crime Rate: Idaho has some of the lowest crime in the west
according to the FBI. The serious crime rate in Idaho is 21.3
percent less than the national average.
2. Cost of Living: Idaho's cost of living is the second lowest of
the 11 western states when factoring in things such as housing
costs, health care, groceries, and other factors.
3. Housing: Idaho has a diverse and affordable number of
dwellings to choose from. In Idaho you can find anything from a
cozy cottage all the way up to an elaborate estate. Median home
values in Idaho are among the lowest in the nation.
4. Education: Education is a top priority in Idaho with 64
percent of the state's general fund dedicated to education. For
college bound individuals, Idaho boasts a college or university
in almost every city that has over 20,000 residents and has
several top-rated vocation schools as well. Idaho also ranks
third among the 50 states with most adults over age 25 that have
graduated from high school.
5. Jobs and Employment: Idaho has a strong economy with
manufacturing and agriculture as its top two draws. Also strong
in the Idaho jobs market are high-tech, retail, tourism, and
health care.
6. Taxes: When comparing the largest city in every state, Idaho
is lower in taxes than 30 other states for a family that earns
$50,000 per year.
7. The great outdoors: This is perhaps the biggest reason to move
to Idaho. Because Idaho is filled with mountains, there are many
different activates for the outdoor enthusiast. From hiking,
mountain biking, fishing, kayaking, skiing in the winter, and
even mountain climbing, if outdoor thrills are your thing, then
Idaho is for you.
The reasons to move to the beautiful state of Idaho are truly
limitless. While Idaho may not be a flashy name when it comes to
the different states it does offer its own flare. It seems Idaho,
like many things in this world, is a hidden gem. Idaho offers
much of a big city lifestyle but you can still enjoy the
laid-back atmosphere of a small-town. Based on the population
figures there are not many people that are considering a move to
Idaho, but if they knew the facts you better believe they would.

A mountainous state, Idaho has become a popular destination for families and outdoor enthusiast. If you're considering Idaho, here's a primer on the state and Idaho real estate.
Idaho
For backpackers, river enthusiasts and rock climbers, Idaho is frequent destination. With a mountainous profile, the state is a haven for river rafting, fishing, rock climbing and pretty much any outdoor activity. In addition, the state has a relatively small population and prices are reasonable compared to many more well known states.
Boise
Located in southwestern Idaho, Boise is the city with the small town feel. A virtual secret for years, the city is gaining notoriety and residents after continually being ranked as one of the ideal small cities in the United States by numerous publications. Home to Boise State University, Boise is a modern city with a small town feel. Tired of high real estate prices, Californians in particular have been relocating to the city. Of course, this means prices are going up, but it also tells you the city is worth your consideration.
Idaho Falls
The falls have been dammed up, but the city of Idaho Falls is a popular relocation spot for outdoor enthusiasts. The city is located within an hour or so of both Yellowstone National Park and Grand Teton National Park. Frankly, it is hard to tell since the geography is more or less the same as in the parks.
Although it is a launching spot for the outdoors, Idaho Falls is a pretty sleepy city. If you need a strong and vibrant nightlife, Boise may be a better choice.
Idaho Real Estate
Idaho real estate is currently very reasonably priced. Overall, single family residences can be had for a fraction of the prices of just a few short years ago. For a very good quality of life, these aren't bad figures at all.
